The End is Near for Lamar Plaza

Merchants have until Nov. 17 to clear out of the 1950s-era shopping center at South Lamar Boulevard and Treadwell Street. By month’s end, demolition crews will get to work, tearing down most of the buildings on the site to make way for a mixed-use project that will feature an assortment of shops, restaurants and apartments.

 

Once the site is cleared, construction is expected to start in January.

 

Many of the tenants, such as Lamar Plaza Drug Store and South Austin Gym, have already left migrating to shopping centers scattered across the city. Just a handful of cars can be found in the once bustling parking lot.

 

It’s the latest example of the battle between Old Austin and New Austin that’s been going on for years now.

 

“We’re all bummed, but this is part of progress,” said Henry Tarin, owner of the Big Bertha’s Bargain Basement vintage shop, an 18-year Lamar Plaza tenant. “This should have been sold a long time ago. It’s a killer spot.”

 

Tarin said he plans to take a sabbatical before jumping back into the retail business. While he’d like to stay in the same area, he’s not very optimistic.

 

“The real estate in South Austin is so expensive,” Tarin said.

 

Greystar, a developer with properties across the nation, purchased that “killer spot” – 9 acres of land about a mile south of downtown Austin – in September. The seller was a local family that had owned the property through a partnership for the past four decades.

 

The sale price was not disclosed, but the Travis Central Appraisal District values Lamar Plaza at $9.5 million.

 

“Our team has worked hard to see this become a reality,” said Derek Brown, Greystar’s managing director. “We think this is an important development for South Austin, so to have this move forward is wonderful.”

 

Linda Kadish with Kadish Properties lives just two blocks from Lamar Plaza, where her office is located. Her daughter, now an adult, used to ride her bike just outside the realty firm’s front door.

 

“It has been pretty difficult,” she said. “We’re just hanging in here till the end.”

 

Wednesday, a stack of boxes sat next to the front door. After a prolonged search, Kadish said the company has secured a new home in an office building along Interstate 35 in South Austin.

 

Things just won’t be the same, she said.

 

Greystar’s plans for the Lamar Plaza site include 400-plus apartments and 85,000 square feet of ground-floor retail space. The project should be complete by early 2015, Brown said.

 

Apartment rents will range from $1,100 to $2,500 per month.

 

Buildings facing South Lamar Boulevard will be a maximum of five stories, Greystar said, tapering down to three stories near homes located behind the center. Parking will be available primarily in multi-level garages.

 

The Alamo Drafthouse movie theater and the Highball, a bar and entertainment venue owned by Alamo founder Tim League, are the only two Lamar Plaza tenants set to remain.

 

They’ll both close temporarily – the Highball on Nov. 17, followed by Alamo on Jan. 3 – but are expected to be back in business by the third quarter of 2013.

 

When Alamo reopens, it’ll have nine screens – three more than it currently has.

 

A handful of new businesses have already signed leases, Greystar said. They include a fitness studio and a pair of restaurants – one from the team behind J. Black’s; the other from restaurateur David Garrido of Garrido’s.

 

“The response has been great,” Brown said. “We are seeing a lot of interest.”

 

For other businesses, though, the plaza’s demolition marks the end of the line. That includes World Spirit Books, which has already closed its doors for good.

 

“We believe we have left no stone unturned in our efforts to arrange for a continuation of this bookstore,” the owners wrote in a farewell message to customers. “Alas, it was not to be.”

 

A few doors down, employees at Heart of Texas Music were boxing up items and loading them onto moving trucks last week. The business, a 38-year Lamar Plaza tenant, hasn’t been able to find a new location. It will, at least temporarily, consolidate operations at its Temple store.

 

“This is the end of an era,” said Eric Tussing, one of the shop’s employees. “I’m hoping we’ll be back.”
